ASHEVILLE, N.C., Oct. 16, 2026 (SEND2PRESS NEWSWIRE) — Nearly two years after Hurricane Helene devastated Asheville’s River Arts District, one of its most visible abandoned corners is coming back to life. Lobo Builders has restored a landmark historic church as The Treadway, six Mountain Modern townhomes in the district USA TODAY’s 10Best Readers’ Choice Awards named the No. 1 arts district in the United States in 2026.

Designed by Wilson Architects and Channel Designs Interiors, each of the six residences features 23-foot dome ceilings, custom cabinetry, native materials, and architectural stone preserved from the original structure. Modern stairwells sit alongside those original details, and every home has sweeping French Broad River views and a private porch.

The River Arts District is a walkable community known for strolling from shop to shop, and The Treadway’s design encourages that, promoting organic community engagement.

“I had dreamed of renovating this building for years, but the opportunity never presented itself,” said Thomas Wolfe, two-time Griffin Award winner and co-founder and general contractor of Lobo Builders. “When the door opened to purchasing the building, we knew Calder and Aaron Wilson and Channel Designs would be the right designers. Our crews are master craftsmen and have done an incredible job realizing their designs. It is personally and professionally fulfilling to see the project completed and to see the community benefit.”

Lobo Builders has long been a supporter of the arts in Western North Carolina, including the artists of the River Arts District and the Diana Wortham Theatre. After Helene, the company wanted to help the beloved district recover.

The Treadway is part of the 2026 Western North Carolina Parade of Homes, a self-guided showcase presented by the Builders Association of the Blue Ridge Mountains. Tours are October 17-18 and 24-25, 2026, 11 a.m. to 5 p.m. Visitors can vote for their favorite homes October 16-18 at https://wncparadeofhomes.com/.

The Treadway is at 4-14 Roberts Street in the River Arts District. For more information, visit https://TheTreadway.com/ or contact Joanna Baker of Patton Allen Real Estate at 828-713-9135.

JACKSONVILLE, Fla., Oct. 16, 2026 (SEND2PRESS NEWSWIRE) — Dark Matter Technologies (Dark Matter), an innovative leader in home lending technology, today announced the promotions of Don Oliver to chief technology officer, Chris Medvidofsky to chief financial officer and Blaine Prober to general counsel. All three have been with Dark Matter since it launched in 2023. The timing reflects how the company has built its leadership team: supporting people’s growth within the organization when they demonstrate experience, leadership and a customer-first mindset.

The promotions follow the recent appointments of Salvatore Piccola as senior vice president of product strategy and Gil Valera as vice president of professional services. Together, the five executives form a team that pairs outside perspective with people who have helped build Dark Matter’s technology, client relationships and culture, as the company continues to grow and advance its AI-forward platform for lenders and servicers.

As chief technology officer, Oliver will lead Dark Matter’s technology organization as the company expands the open APIs, Model Context Protocol (MCP) and agentic AI capabilities of the Empower® loan origination solution and the Aiva® Intelligence platform. He most recently served as vice president of platform engineering and brings deep experience in AWS and AI, including his role as one of Dark Matter’s AI representatives within Constellation Software.

As chief financial officer, Medvidofsky will oversee Dark Matter’s financial strategy and operations. He has guided the company’s finances since its founding, most recently as vice president of finance and accounting, and was named a 2026 HousingWire Finance Leader.

As general counsel, Prober will lead Dark Matter’s legal and compliance function, building on his work as vice president and deputy general counsel and his years as lead deal counsel for Empower. He has also spoken on multiple industry panels about AI and the legal considerations businesses must weigh as they adopt it, a perspective he brings to the role as AI continues to reshape home lending.

“We have been purposeful about how we build this leadership team, and I’m thrilled by the caliber of the group we have been able to assemble,” said Vikas Rao, CEO of Dark Matter Technologies. “We invest in people, give them room to grow and move them into larger roles when both they and the company are ready. Don, Chris and Blaine earned these roles through the quality of their work and their commitment to our clients.”

ABOUT DARK MATTER TECHNOLOGIES:

Dark Matter Technologies is the trusted innovation partner that empowers home lending. As the home of the Empower loan origination solution with its built-in point of sale and Aiva Intelligence, the Elevate℠ loan servicing solution and the Exchange℠ partner marketplace, Dark Matter moves enterprise lenders and servicers from doing to reviewing with its unified data model and exception-based processing.
SOLANA BEACH, Calif., Oct. 15, 2026 (SEND2PRESS NEWSWIRE) — Encore Sushi, the new restaurant from chef James La and partner Chris West, will celebrate its grand opening Friday, Oct. 23, 2026, with a Solana Beach Chamber of Commerce ribbon-cutting at 4 p.m. Drinks and chef’s samples will be available. Encore is open now at 112 S. Cedros Ave., at the entrance to the Cedros Design District, steps from the world-famous Belly Up Tavern.

Upscale casual sushi at the entrance to the Cedros Design District.

The Cedros Design District is a walkable stretch of design shops, galleries, boutiques and live music. Encore is built as its front door, a place where sushi, music and art share the bill. Given the neighborhood, artists may drop in for impromptu sets, and Encore plans to hang work by Cedros Design District artists.

“Cedros is where North County goes to find something original,” West said. “Encore is the first stop where a night on Cedros begins. Whether guests are headed to the beach or a show down the street, we hope they’ll stay for the encore.”

West describes his partner in plain terms. “James is one of the top sushi chefs in San Diego, if not all of Southern California,” he said. “His precision and his read on each day’s fish are why I wanted to build this restaurant with him.”

At Encore, every piece is cut to order in front of the guest, and the sushi bar is the front row. Bluefin tuna, chu-toro, New Zealand king salmon, Hokkaido scallop and uni anchor the nigiri and sashimi. The menu’s signature rolls are inspired by music. La adjusts to each day’s catch, paying close attention to the weight of the rice, the thickness of the cut and the balance of sauce.

“Encore is the culmination of 25 years of creating,” La said. “Sushi is a live performance. The counter is our stage, and every piece is cut the moment it’s ordered. The signature rolls are where we riff, but it always comes back to the fish.”

Encore seats 42 in 1,700 square feet and serves beer, wine and sake. Hours are 3 to 9 p.m. Tuesday through Thursday, noon to 10 p.m. Friday and Saturday, and noon to 9 p.m. Sunday; closed Monday. Happy Hour runs 3 to 5:30 p.m. Tuesday through Sunday for dine-in guests. Encore hosts private events for up to 50 guests, including full buyouts. Reservations are available at https://encoresushi.com/.

ABOUT ENCORE SUSHI

SALISBURY, N.C., Oct. 15, 2026 (SEND2PRESS NEWSWIRE) — Capital Automotive Group, North Carolina’s largest corporate sponsor of Make-A-Wish, invites local media and community members to join a special celebration on Thursday, October 22, at 3:00 p.m. at Capital Toyota Ford of Salisbury, as the dealership helps make a local teenager’s dream of visiting Hawaii come true.

The event will also feature Capital Automotive Group’s annual Make-A-Wish check presentation, announcing a $315,000 commitment for the coming year to help grant additional wishes to children facing critical illnesses throughout the Carolinas.

A SPECIAL CELEBRATION FOR DAE’JAH FOSTER

The celebration will honor Dae’Jah Foster, an 18-year-old Salisbury resident who is courageously battling lupus, a chronic autoimmune disease that has presented significant health challenges and required extensive medical treatments.

Dae’Jah, who celebrated her 18th birthday in September, has experienced a particularly difficult year as she navigates life with lupus. Despite these challenges, she continues to demonstrate strength and determination, recently beginning a new job while receiving the love and support of her aunt and legal guardian.

On October 22, the Capital Toyota Ford of Salisbury team, alongside Make-A-Wish, will come together to celebrate Dae’Jah and her upcoming dream trip to Hawaii, scheduled for November 12–18. The event will be filled with excitement, surprises, and support from the local community as Dae’Jah prepares for an unforgettable experience.

A $1 MILLION MILESTONE AND ANOTHER $315,000 COMMITMENT TO MAKING WISHES COME TRUE

Capital Automotive Group recently surpassed $1 million in contributions to Make-A-Wish, helping grant more than 100 wishes to children battling critical illnesses throughout North Carolina over the past five years.

As the largest corporate sponsor of Make-A-Wish in North Carolina, Capital Automotive Group proudly supports both Make-A-Wish Central & Western North Carolina and Make-A-Wish Eastern North Carolina.

During the October 22 celebration, Capital Automotive Group will present its annual ceremonial check and announce an additional $315,000 commitment for the upcoming year, continuing its mission of bringing hope, strength, and joy to children and families across the Carolinas.

What makes Capital’s partnership especially meaningful is its commitment to keeping its impact local. The automotive group prioritizes granting wishes for children living within approximately 20 miles of its dealerships, ensuring that each wish directly benefits the families and communities its stores serve.

“Our partnership with Make-A-Wish is one of the most meaningful things we do as a company,” said Lindsey Longo, Chief Strategy Officer of Capital Automotive Group. “Surpassing $1 million and helping grant more than 100 wishes is an incredible milestone, but what makes it truly special is knowing these are children and families right here in our own communities. Committing another $315,000 for the coming year means we have the opportunity to bring hope and joy to even more families. Our dealerships are more than places to buy and service vehicles. We want to be a meaningful part of the communities we serve, and there is no better way to do that than by making wishes come true.”

EXPANDING THE MISSION INTO SALISBURY, MORGANTON AND FLORENCE

Following Capital Automotive Group’s recent acquisition of several Cloninger Automotive Group dealerships, the company is excited to bring its longstanding commitment to Make-A-Wish into additional communities, including Salisbury and Morganton, North Carolina, and Florence, South Carolina.

The expansion represents more than additional dealership locations. It creates opportunities for Capital and its newly welcomed team members to build meaningful relationships, support local families, and extend a culture of community involvement and giving back.

“We are especially excited to introduce our new dealerships and team members to a partnership that means so much to our family and our organization,” Longo added. “Our goal has always been to make a difference locally, one child and one family at a time. As we grow into Salisbury, Morganton and Florence, we want these communities to experience that same commitment. Celebrating Dae’Jah and helping make her dream of visiting Hawaii come true is a wonderful way to begin this next chapter.”

MEDIA INVITATION: JOIN US OCTOBER 22

Local media representatives are invited to attend and help share Dae’Jah’s inspiring story, capture her special celebration, and cover Capital Automotive Group’s annual $315,000 Make-A-Wish check presentation.

The event will offer photo and video opportunities, including Dae’Jah’s celebration, the ceremonial check presentation, and representatives from Capital Automotive Group and Make-A-Wish.

ANAHEIM, Calif., Oct. 15, 2026 (SEND2PRESS NEWSWIRE) — Crest Coating, Inc., a Southern California specialist in industrial powder coating and functional liquid coatings, today announced that it has earned AS9100D certification from Amtivo. The certification covers the application of powder, Teflon, Xylan®, Halar®, and BCS bakeware coatings.

AS9100 is the quality management standard developed by the International Aerospace Quality Group for companies that supply the aviation, space and defense industries. It builds on ISO 9001 with added requirements for product safety, traceability, risk management, counterfeit-part prevention and on-time delivery. Aerospace manufacturers and their suppliers commonly require it before approving a source for flight hardware and defense programs.

“Our team spent eight months building a quality system that meets the standard aerospace customers hold every critical supplier to,” said Jeff Erickson, CEO of Crest Coating. “For our customers, it means the coating work we do under this certification is backed by documented traceability, disciplined inspection and processes designed to catch problems before they ever reach them. I’m proud of what our people accomplished, and we’re ready to support more aerospace and defense programs.”

From more than 50,000 square feet of production space in Anaheim, Crest serves customers in aerospace, defense, medical, semiconductor, electronics and industrial markets. Its capabilities also include dry-film lubricant, high-temperature and conformal coatings. In addition to AS9100D, Crest is ISO 9001:2015 certified, a Chemours Licensed Industrial Applicator, an approved applicator for Whitford Xylan®, and a Tiger Drylac 5-Star CARC applicator.

OAKLAND, Calif., Oct. 14, 2026 (SEND2PRESS NEWSWIRE) — California Waste Solutions will mark its 35th anniversary in 2027. Founded by David Duong in Oakland in 1992, the family-owned business now serves more than 343,000 customers across Oakland and San José, supported by six Bay Area facilities. Through its subsidiary, Vietnam Waste Solutions, it also operates the Da Phuoc Integrated Waste Treatment Complex near Ho Chi Minh City. The company’s growth traces back to a paper and recycling business the Duong family owned in Vietnam before the war.

A FAMILY TRADE REBUILT IN SAN FRANCISCO

David Duong’s father owned and operated a paper and recycling business in Vietnam, where the family learned to collect, handle and sell recovered materials. The Vietnam War and its aftermath disrupted their livelihood. Following the fall of Saigon in 1975, members of the family became part of the Vietnamese refugee exodus and eventually rebuilt their lives in the United States.

David Duong and his wife, Linda, left Vietnam with their young son Michael and traveled through the Philippines, where their second son, Johnny, was born. Their youngest son, Andy, was born after the family settled in the United States. David’s parents and other relatives also made their way to America. In San Francisco, 16 relatives shared two studio apartments in the Tenderloin.

The family turned to the trade it knew. David Duong, his parents and other relatives collected discarded cardboard and paper from San Francisco streets, delivered the materials to recycling buyers and used the earnings to cover household expenses. Some collections continued into the evening. A used truck, obtained with a reported $700 down payment, eventually allowed the family to move larger loads.

Their work led to a recycling warehouse in West Oakland. In 1983, the Duongs established CoGiDo Paper Corporation, expanding their operations in recovered paper and building relationships with buyers. They sold CoGiDo in 1989. Three years later, David Duong founded California Waste Solutions with eight used trucks.

FROM RECOVERED PAPER TO MUNICIPAL RECYCLING

California Waste Solutions secured its first Oakland recycling franchise in 1993 and later expanded into San José. Municipal service called for a different kind of operation than buying and selling recovered materials. Collection routes had to run on schedule, vehicles needed maintenance, and customers needed help with service questions. The company developed the drivers, dispatch teams, customer service operations and processing capacity to meet those responsibilities.

At its Bay Area facilities, employees and sorting equipment separate incoming recyclables into paper, cardboard, plastics, metals and other recoverable materials. Those commodities are prepared for processors, mills and manufacturers. Contamination, changing packaging and buyer specifications require attention throughout the process, from collection to final sorting.

Family ownership continues. David Duong works alongside his brother Victor Duong, executive vice president of public affairs, and his sister Kristina Duong, chief financial officer. David’s sons Michael Duong, president, and Johnny Duong, chief operating officer, also hold senior leadership roles. Their work is supported by the employees who operate collection routes, maintain trucks, staff facilities and respond to customers.

EQUIPMENT UPGRADES AND NEIGHBORHOOD WORK

California Waste Solutions is investing in equipment to manage changing recycling streams and improve material recovery. In September 2026, it announced separate upgrades at two facilities. At the Timothy material recovery facility in San José, the company is expanding Pellenc optical-sorting capacity to separate selected recyclables. At its 10th Street facility in Oakland, it is installing EverestLabs artificial-intelligence scanners designed to identify and count materials moving through the line and show operators where additional recovery may be possible.

The technologies perform different jobs: optical sorters separate materials, while AI scanners provide data to guide operations. The announced upgrades are intended to improve recovery and material quality; the company has not presented them as independently verified performance gains.

Its work also extends beyond the processing line. In September 2026, California Waste Solutions provided two trucks for an Oakland community cleanup, helping remove illegally dumped waste from neighborhood streets.

ENVIRONMENTAL INFRASTRUCTURE IN VIETNAM

David Duong later returned to the country where his father had owned the family recycling business. Through Vietnam Waste Solutions, a wholly owned subsidiary of California Waste Solutions, the family developed the Da Phuoc Integrated Waste Treatment Complex near Ho Chi Minh City. The operation manages municipal waste using engineered landfill systems, leachate and wastewater treatment, and landfill-gas controls. Existing landfill-gas recovery also supports electricity generation at the site.

The companies are pursuing a separate proposed waste-to-energy development at Da Phuoc, involving more than $500 million in planned investment. The proposal contemplates processing approximately 3,000 tons of municipal waste per day and generating about 60 megawatts of electricity. That plant is not operating; the proposal remains subject to government approvals and development.

The family’s involvement in Vietnam also includes education. Through Vietnam Waste Solutions, made a $5 million scholarship commitment to Fulbright University Vietnam, comprising an initial $1 million contribution and a further $4 million matching commitment. In the United States, California Waste Solutions documented more than 100 charitable contributions and sponsorships from 2020 through 2026, supporting food assistance, youth activities, education and pandemic relief.

A STORY CARRIED ACROSS GENERATIONS

The family’s history is the subject of “The King of Trash,” a documentary directed by Errol Webber. The film follows David and his relatives through their refugee experience, early recycling work in San Francisco and the development of California Waste Solutions. Bay Area screenings in September 2026 brought that history to audiences ahead of the company’s anniversary.

The story extends beyond its founder. David’s father owned the original business in Vietnam. His parents, Linda and other relatives helped rebuild a livelihood in San Francisco. David Duong established California Waste Solutions, while his siblings, sons and employees helped develop the municipal recycling operation it is today. The family’s business now spans two countries, but its daily responsibilities in California remain concrete: collecting recyclables, processing recovered materials and serving the communities where the Duongs started over.

ABOUT CALIFORNIA WASTE SOLUTIONS

Its services include collection, sorting, customer support and material recovery.
SAN FRANCISCO, Calif., Oct. 14, 2026 (SEND2PRESS NEWSWIRE) — Consumers may start preparing to compare Black Friday prices as early as October, weeks before the event. HotDeals’ analysis of U.S. search trends and consumer research points to an extended research window rather than a single day when shoppers begin checking prices.

In a 2025 survey of more than 1,000 U.S. online shoppers, 22% said they planned to begin researching holiday purchases in October. Overall, 75% expected to start before mid-November. A separate survey summary from Northwestern University’s Spiegel Research Center found that 35.4% of respondents were comparing prices online more often than in previous years. Together, these findings suggest that October is an important time for shoppers to start researching products and checking prices, though neither survey identifies the exact date shoppers first compare Black Friday prices.

Google Trends data shows how interest in Black Friday deals builds as the event approaches. Across the five Black Friday seasons from 2021 to 2025, U.S. search interest for “Black Friday deals” was low about four weeks before the event, rose gradually during the following weeks, and climbed more sharply in the final two weeks. On the Google Trends relative-interest index, the average was about 1 four weeks before Black Friday, 3–4 two weeks before, 5–8 in the preceding week, and 22–25 during Black Friday week.

The trend indicates when searches for Black Friday deals gain momentum; it does not count price comparisons or identify individual shoppers’ behavior. Still, considered alongside survey findings on early holiday research and more frequent online price comparisons, it points to October as a useful starting point for shoppers who want time to research products and establish a price reference before the Black Friday rush.

METHODOLOGY

The Google Trends analysis covers U.S. Web Search, all categories, from October 1, 2021, through December 31, 2025, using weekly data. Google Trends reports normalized relative search interest on a 0–100 scale, not search counts or consumer percentages. The consumer survey findings cited above measure holiday research plans and general price-comparison habits; they do not directly measure when shoppers begin comparing Black Friday prices.

OAKLAND, Calif., Oct. 14, 2026 (SEND2PRESS NEWSWIRE) — The Vietnamese American Business Association (VABA) marks its 15th anniversary this year, celebrating its growth from a Silicon Valley business organization founded in 2011 into an international network connecting more than 2,200 professionals and 720 businesses across 12 U.S. states and eight countries. Under the leadership of founder and chairman David Duong, VABA has expanded its work in business advocacy, international trade, startup investment and community service, helping entrepreneurs build relationships and pursue opportunities in the United States and abroad.

David Duong founded VABA after building businesses in California and Vietnam. His experience as a Vietnamese refugee, American business owner and investor in Vietnam influenced the association’s purpose: helping entrepreneurs gain access to experienced business leaders, share knowledge and develop relationships that would otherwise be difficult to establish.

VABA’s work is built around three core values: Support, Advocacy and Networking. The association connects business owners with advisers, investors and government representatives, helps members raise shared concerns and encourages cooperation across industries and generations. Its motto, “Speak with One Voice,” reflects the importance of a united business community.

FROM REFUGEE BEGINNINGS TO BUSINESS LEADERSHIP IN TWO COUNTRIES

David Duong and his family arrived in the San Francisco Bay Area in 1979 after fleeing Vietnam. They began collecting and selling cardboard and other recyclable materials, laying the groundwork for California Waste Solutions, which was established in 1992. The company later expanded into municipal recycling services in Oakland and San Jose. CBS Bay Area documented the family’s early years and David Duong’s subsequent investment in Vietnam.

David Duong later became one of the early Vietnamese American entrepreneurs to make a major investment in Vietnam’s modern waste-treatment industry. In 2005, his company secured an investment license for the Da Phuoc Integrated Solid Waste Facility near Ho Chi Minh City, which began operating in 2007. VietNamNet later described David Duong as a pioneer in the country’s waste-treatment sector. His business experience in both countries helped shape VABA’s approach to international trade and investment.

In a 2021 interview with Thanh Niên, David Duong explained that he established VABA to unite Vietnamese American business owners, strengthen their representation in the United States and promote commercial ties with Vietnam. He also wanted other entrepreneurs to benefit from the business relationships, experience and knowledge that established companies had developed over the years.

STRENGTHENING U.S.–VIETNAM TRADE AND BUSINESS PARTNERSHIPS

VABA works with businesses and government representatives in the United States and Vietnam to develop trade, investment and commercial partnerships. The association regularly welcomes delegations of Vietnamese business and government leaders, arranging meetings with U.S. companies, investors and civic officials. In April 2026, VABA helped host the U.S.–Vietnam Business Investment Forum in Oakland, where representatives from Vietnam’s Tay Ninh Province met with American business and civic leaders to discuss investment opportunities, industrial development and economic cooperation.

VABA also provides business education and opportunities for local entrepreneurs to meet with financial institutions and industry professionals. At a May 2024 workshop with Umpqua Bank, business owners met directly with commercial bankers to discuss financing options and loan preparation. VABA’s international relationships extend beyond Vietnam. In June 2024, a delegation from the Philippine Chamber of Commerce and Industry visited the association to discuss potential trade and investment partnerships.

Advocacy has been equally important to VABA’s mission. During the COVID-19 pandemic, David Duong engaged government representatives on financial assistance for Vietnamese-owned businesses and discussed commercial-district safety with police in Oakland and San Jose, as described in a 2022 Thanh Niên interview. His community leadership was recognized in 2017 with the Asian American Prosecutors Association’s Outstanding Community Advocate Award, including recognition of his efforts to connect Vietnamese businesses with local leaders.

These efforts give meaning to VABA’s three core values of Support, Advocacy and Networking. Through its business relationships and community partnerships, VABA helps members share resources, reach decision-makers and pursue opportunities together. Its motto, “Speak with One Voice,” reflects the belief that a united business community can better represent its interests while helping individual members succeed.

EXPANDING INVESTMENT OPPORTUNITIES FOR EMERGING ENTREPRENEURS

Since launching its Pitch Perfect competition in 2024, VABA has provided startup founders with opportunities to present their businesses directly to investors, experienced entrepreneurs and industry executives. Participants receive feedback, meet potential advisers and explore funding and commercial partnerships. Pitch Perfect Season 4, held in Orange County in September 2025, attracted more than 260 founders, investors and business leaders. Ten startups competed onstage, while another 20 companies participated in the showcase.

VABA also established VABA Venture Capital in 2024, supported by $50 million in investment capital from the Duong family office. In addition to this investment initiative, VABA maintains relationships with venture capital firms, other family offices, angel investors and established business leaders. Through Pitch Perfect, private investor meetings and direct business introductions, the association helps entrepreneurs discuss funding opportunities, receive experienced guidance and develop partnerships that can support their companies’ growth.

COMMUNITY SUPPORT BEYOND COMMERCE

VABA’s community involvement includes financial contributions to churches, Buddhist temples, schools and nonprofit organizations serving families and preserving Vietnamese American cultural and religious traditions. The association has also supported Văn Lang Vietnamese-language school, helping younger generations learn Vietnamese and maintain ties to their cultural heritage.

VABA has contributed to disaster relief, scholarships and charitable programs in both the United States and Vietnam. In a 2021 Thanh Niên interview, David Duong reported that VABA donated $51,000 toward relief efforts following the 2020 floods in central Vietnam. The first two VABA–South Bay Golf Alliance charity golf tournaments also raised and donated more than $36,000 for Vietnamese-language education and cancer-related causes, according to the organizers.

In Oakland, VABA and California Waste Solutions have supported the LoveLife Foundation’s college scholarship drive. “California Waste Solutions and VABA have been great partners with the LoveLife Foundation, providing tremendous support for our annual College Scholarship Drive that has helped us send dozens of deserving youths to 4-year universities. We are really grateful for the continuous support, and all that they have done for the city of Oakland, too,” said Donald E. Lacy, Jr., executive director of the LoveLife Foundation.

In May 2025, VABA hosted “Gratitude to America,” commemorating 50 years of Vietnamese American history following the events of 1975. More than 300 business leaders, elected officials, entrepreneurs and community members attended the celebration, which recognized the contributions of Vietnamese Americans to their adopted country. VABA founder and chairman David Duong delivered a keynote address about his family’s journey from Vietnam to the United States and the generations of Vietnamese Americans who have built businesses, raised families and contributed to their communities.

The Duong family’s journey is chronicled in The King of Trash, a documentary about their refugee experience and the recycling businesses they built in the United States and Vietnam. VABA has brought entrepreneurs, public officials and community members together for screenings and discussions. The film’s U.S. tour expanded to 12 screening events, with more than 5,000 tickets sold, according to the production team. The screenings introduced the family’s story to audiences beyond the business community, including younger generations of Vietnamese Americans.

FIFTEEN YEARS OF SPEAKING WITH ONE VOICE

Fifteen years after its founding, VABA’s work extends from business financing and investment introductions to international trade, public advocacy and charitable giving. These activities continue the purpose David Duong established in 2011: to make business experience and professional relationships more accessible to entrepreneurs while giving business owners a stronger collective voice.

Over the years, VABA has connected entrepreneurs with business leaders, venture capital firms, family offices and angel investors. Many founders have secured funding and expanded their businesses through relationships developed within the association. VABA will continue building these connections, supporting entrepreneurs at different stages of growth and strengthening cooperation between business communities in the United States, Vietnam and other international markets.

RIVIERA BEACH, Fla., Oct. 14, 2026 (SEND2PRESS NEWSWIRE) — Chronilogix, an AI behavioral wellness and coaching company, today announced that its platform is now listed on Truvo, the AI benefits assistant from Benepower. The listing gives Truvo’s more than one million users immediate access to Chronilogix as a first line of care: private, judgment-free coaching for stress, mental well-being, and chronic conditions such as diabetes, available any hour of the day.

Many people who need support never reach it. Cost, long waits, embarrassment, and fear of judgment keep them from making the first call. By placing Chronilogix inside a tool members already use to understand their benefits, Truvo turns the moment someone asks for help into the moment they get it.

“Most people don’t need an emergency room. They need someone to talk to right now, at 2 a.m., before a bad week becomes a crisis,” said Steven Amiel, CEO of Chronilogix. “AI coaching is to human coaching what urgent care is to the ER. It won’t replace a clinician when one is truly needed, but it can meet most everyday needs immediately, affordably, and without judgment. Being listed on Truvo means more than a million people now have that first line of care in the same place they already go for answers about their benefits.”

A FIRST LINE OF CARE, AVAILABLE TO EVERY TRUVO USER

Chronilogix is designed to work alongside clinicians and coaches, not replace them. It fills the periods where support usually disappears: between sessions, after discharge, during appointment waits, and after covered benefits are exhausted. For Truvo users, that means:

Support the moment it’s needed. Coaching is available 24/7/365, by text or voice, with no appointment and no waiting room.

Coaching that remembers and reasons. Chronilogix’s contextually engineered AI keeps persistent context, so each conversation builds on the last instead of starting over.

LOS ANGELES, Calif., Oct. 14, 2026 (SEND2PRESS NEWSWIRE) — iMobie Inc. today announced that AnyUnlock now supports iOS 27 for MDM bypass and removal, extending its Mobile Device Management tools to compatible iPhone and iPad devices running the latest iOS version. The update allows device owners and authorized administrators to address Remote Management screens and locally installed MDM profiles through guided desktop workflows.

As businesses, schools, and other organizations continue to use Mobile Device Management (MDM) to configure iPhone and iPad devices, users may encounter a Remote Management screen after resetting, restoring, or setting up a previously managed device. AnyUnlock provides separate workflows for Remote Management bypass and local MDM removal, depending on how management is applied to the device.

“Major iOS updates can change how managed devices behave during activation and setup, so compatibility needs to evolve alongside the operating system,” said Frank Kong, CEO of iMobie. “With iOS 27 support, AnyUnlock continues to provide a clear and direct MDM workflow for device owners and authorized administrators.”

iOS 27 MDM BYPASS AND REMOVAL SUPPORT

The updated AnyUnlock MDM tools support compatible iPhone and iPad devices running iOS 27 and provide two primary workflows:

Bypass Remote Management: For compatible devices that display the Remote Management screen during Setup Assistant, AnyUnlock can bypass the screen without requiring an MDM username or password.

Remove Local MDM: If a local management profile is installed on the device, AnyUnlock can remove supported MDM management while retaining existing user content and settings.

No Jailbreak Required: The supported MDM workflow does not require jailbreaking the iPhone or iPad.

Guided Desktop Process: Users can run AnyUnlock on a Windows PC or Mac, connect the device through USB, select the appropriate MDM function, and follow the onscreen instructions.

For Remote Management bypass, the device may need to be reset, which can erase its content and settings. Users should back up important data when possible and review the onscreen requirements before beginning the process.

AnyUnlock Product information: https://www.imobie.com/anyunlock/iphone-password-unlocker.htm

HOW TO BYPASS MDM ON iOS 27 WITH ANYUNLOCK

The basic workflow includes:

Download and launch the latest version of AnyUnlock on a Windows PC or Mac.

Connect a compatible iPhone or iPad to the computer with a USB cable.

Select Bypass MDM from the AnyUnlock interface.

Choose Bypass MDM or Remove MDM, depending on the current management type.

Follow the onscreen instructions to start and complete the selected process.

For Remote Management bypass, users should confirm that the device has reached the Remote Management screen in Setup Assistant before beginning.

COMPATIBILITY AND PRICE

AnyUnlock currently supports iOS/iPadOS 5–27 across compatible iPhone, iPad, and iPod touch devices. The desktop software supports Windows 11, 10, 8, 7, and Vista (64-bit), as well as macOS 10.13 or later.

For MDM bypass, the current 1-month plan starts at $35.99. Pricing may vary depending on license duration, device limits, and available promotions. Users should refer to the official AnyUnlock purchase page for the latest pricing and plan details.

WATERTOWN, Mass. and MANCHESTER, N.H., Oct. 13, 2026 (SEND2PRESS NEWSWIRE) — Avatar Construction, the Watertown, Massachusetts based design-build firm known for its integrated approach to commercial and multi-family development, today announced the successful completion and grand opening of Grand Central Suites, a 77-unit luxury apartment community at 21 Central Street in downtown Manchester, New Hampshire. The milestone marks another major achievement for Avatar Construction Watertown MA, whose design-build team led the project from concept through final occupancy.

Grand Central Suites is the flagship property in Avatar Construction’s trademarked “Grand” line of multi-family developments, and its completion represents the culmination of years of planning, engineering, and construction management carried out by the Avatar Construction Watertown MA team. The building features Type I-A fire-resistive construction with non-combustible concrete and steel throughout, all-concrete floors, and heavy-gauge steel stud interior walls, delivering a level of safety and sound insulation rarely found in mid-rise residential construction. The finished community includes 77 residential units, among them 11 penthouse suites with 12-foot ceilings and private balconies, along with 1,700 square feet of ground-floor retail space.

Residents now moving into Grand Central Suites are steps from Manchester’s downtown restaurants, breweries, and shops, and just a short walk from the SNHU Arena and the region’s public transit connections to Boston and Concord. The location, paired with the building’s construction quality, reflects the standard that Avatar Construction Watertown MA has built its reputation on across New England.

“Completing Grand Central Suites is one of the proudest moments for our team,” said Nazar Vincent, President of Avatar Construction. “This project shows exactly what our design-build model can deliver when every phase, from design and permitting through final construction, is managed under one roof. We didn’t just build an apartment building. We built a landmark for downtown Manchester, and we did it with the same discipline and attention to detail that Avatar Construction Watertown MA brings to every project we take on.”

Vincent also spoke to what the completed project means for the company’s broader vision. “Avatar has been building ideas into reality since 1999, and Grand Central Suites is proof of how far that vision has grown,” said Vincent. “As Avatar Construction Watertown MA continues to expand across Massachusetts and New Hampshire, this project sets the standard for the next generation of Grand properties, including Grand Maison and Grand Midtown, both coming to Manchester.”

On the investment side of the completed development, Vincent noted the continued opportunity for qualified partners. “With Grand Central Suites now complete and fully leasing, investors are seeing firsthand the returns that come from our purchasing power and disciplined cost management,” said Vincent. “Our team at Avatar Construction Watertown MA, in partnership with Bridgewater Development, continues to offer qualified investors the chance to participate in high-yield commercial and multi-family projects across the region, with a minimum investment of $50,000.”

Leasing at Grand Central Suites is now open. Interested renters can learn more at GrandCentralSuites.com, and prospective investors can find details on current opportunities at BridgewaterDevelopment.com.

PLANO, Texas, Oct. 13, 2026 (SEND2PRESS NEWSWIRE) — Optimal Blue today released its September 2026 Market Advantage mortgage data report, which found non-qualified mortgage (non-QM) lending continued to expand even as rising rates weighed on broader mortgage activity. Total rate-lock volume declined 2% month over month (MoM), 21% over the past three months and 26% year over year (YoY). Non-QM lock volume bucked the broader decline, rising 8% MoM as non-QM loans accounted for 12% of September production.

Purchase volume proved comparatively resilient, declining less than 1% both MoM and YoY while accounting for 82% of September locks. Refinance fell to 18% of total production. Adjustable-rate mortgage (ARM) share climbed to 14% of total lock volume, the highest level in Market Advantage data going back to 2019.

Mortgage rates moved higher across all major products in September. The Optimal Blue Mortgage Market Indices (OBMMI) 30-year conforming fixed rate, the benchmark for CME Group’s Mortgage Rate futures, ended September at 7.39%, up 67 basis points (bps) during the month, 93 bps over the past three months and 107 bps YoY. The OBMMI 30-year jumbo rate ended the month at 7.36%, with Federal Housing Administration (FHA) loans at 7.10% and U.S. Department of Veterans Affairs (VA) loans at 7.08%. The 10-year Treasury finished September at 5.29%, an increase of 54 bps during the month and 113 bps YoY. The spread between the 10-year Treasury and the OBMMI 30-year conforming rate widened 13 bps during September to approximately 210 bps.

“What stands out in September is how much product mix is doing the work of keeping purchase activity moving,” said Brennan O’Connell, director of data solutions at Optimal Blue. “Conforming lost share while non-QM volume grew and ARM usage reached its highest level seen in our report. That tells lenders there is still purchase demand to serve, but increasingly it may not fit neatly into the traditional conforming box. In this rate environment, production opportunity is going to depend in part on how broadly lenders can meet borrowers across different credit, income and payment scenarios.”

Added O’Connell, “As we look ahead, our Virtual Economist forecasts a continued rise in rates 12-months from now. Key drivers include September’s actual rate increases, the Fed’s indication of continued rate hikes over the coming year, as well as recent upticks in GDP, the price of oil, and disposable income.”

On the secondary side, lender hedge mix shifted sharply toward higher coupons as rates moved higher. The UM30 5.5, the 5.5% coupon for 30-year uniform mortgage-backed securities (MBS), fell from 62% to 50% of hedges while the UM30 6.0 climbed to 44%. MBS execution also increased to 47% of hedged loan sales, its highest level since January 2026. Mortgage servicing rights (MSRs) for conforming 30-year loans increased just 1 bp to 1.39%, a 5.57 multiple, even as the average OBMMI 30-year conforming rate rose 32 bps during the month. The share of loans sold at the highest price tier increased to 78%.

“The rapid shift from the 5.5 to the 6.0 coupon shows how quickly lenders repositioned their hedges as rates moved higher,” said Mike Vough, Optimal Blue’s senior vice president of corporate strategy. “But not every secondary-market metric followed rates in the same direction or by the same magnitude. MSR values barely moved, servicing retention was relatively stable and execution spreads were mixed. In a market like this, capital markets teams have to pay close attention to where loans are actually slotting and how pipeline risk is changing rather than assuming the entire execution picture will move with the headline rate.”

Key findings from the Market Advantage report, derived from direct-source mortgage lock and secondary market data and Virtual Economist forward-looking forecasts, include:

VOLUME TRENDS AND MARKET COMPOSITION

Refi pressure intensifies: Refinance share fell to 18% of total production. Cash-out refinance volume declined 8% MoM and 23% YoY, while rate-and-term refinance volume fell 13% from August and 82% YoY.

Purchase demand holds near year-ago levels: Purchase lock volume declined less than 1% both MoM and YoY, accounting for 82% of total lock volume in September, but was down 20% over the past three months.

Conforming share retreats: Conforming share declined 71 bps MoM to 46%, while non-conforming share increased 285 bps to nearly 24%. Compared with a year ago, conforming share was down more than 6 percentage points and non-conforming share was up nearly 7 percentage points. FHA represented 18% of production while VA accounted for 11%.

Non-QM bucks broader decline: Non-QM lock volume increased 8% MoM even as total lock volume declined 2%. Non-QM loans accounted for 12% of September production, up 117 bps MoM, 357 bps over the past three months and 478 bps YoY. Investor and debt service coverage ratio (DSCR) loans represented 33% of non-QM activity, bank statement loans accounted for 30% and other expanded guideline programs made up the remaining 37%.

ARM share reaches series high: Adjustable-rate mortgages reached 14% of total lock volume in September, up from 10.5% in August and the highest share in Market Advantage data going back to 2019.

New construction activity holds steady: Single-family detached homes represented approximately 64% of production. Planned unit developments (PUDs), a proxy for new-construction activity, accounted for 28% of volume, down modestly MoM but approximately 1 percentage point higher YoY. Condominiums accounted for nearly 6% of production.

RATES AND PRICING

CHICAGO, Ill., Oct. 12, 2026 (SEND2PRESS NEWSWIRE) — Friday Harbor, an AI pre-underwriting platform that helps loan officers assemble complete and compliant loan files in real time, today announced Safe Harbor QC, a new pre-closing quality control solution that combines a comprehensive loan review with a warranty backed by a global insurer rated A+ (Superior) by AM Best with the agency’s highest financial size category (XV). The product was launched as the opening demo of the Tech Showcase at the Mortgage Bankers Association’s Annual Convention & Expo.

Safe Harbor QC reviews income, compliance and other salability factors shortly before closing, providing a final quality-control examination of the loan before it is funded and delivered to an investor. The review is designed to identify defects while there is still time to correct them, helping lenders reduce repurchase exposure and improve the quality of loans delivered to investors.

Loans that meet established eligibility criteria can receive an insurance-backed warranty from the A+ (Superior) rated global insurer. The warranty gives lenders financial protection tied to the outcome of the QC review, extending the value of Safe Harbor QC beyond the identification and remediation of defects.

Safe Harbor QC is the first pre-closing quality-control product to carry this type of warranty. While other mortgage technology providers have obtained similar coverage for specific underwriting outputs, such as income calculations, Safe Harbor QC applies the protection to a comprehensive, full-file review performed just before closing.

Many lenders still rely on outsourced providers for pre-closing QC, an approach that can be costly and slow while producing inconsistent results. Safe Harbor QC gives lenders a faster, fully onshore alternative at a fraction of the cost, with sensitive loan data remaining in the United Status and the added financial protection of an insurance-backed warranty.

“The mortgage industry has spent years building checks and balances into every part of the process because the cost of mistakes is so high,” said Friday Harbor Founder and CEO Theo Ellis. “The technology lenders rely on should be held to the same standard. If we’re asking lenders to trust Friday Harbor with something this consequential, we should be willing to stand behind the results.”

The launch comes as lenders face new requirements to maintain formal governance frameworks for AI and machine learning systems used in origination and servicing, including vendor-supplied tools. Freddie Mac’s requirements under Seller/Servicer Guide Section 1302.8 took effect March 3, followed by Fannie Mae’s Lender Letter LL-2026-04 on August 6. As lenders assume greater responsibility for understanding, monitoring and governing the AI technology they use, Safe Harbor QC gives them a defined layer of financial protection tied to the outcome of the pre-closing review.

ABOUT FRIDAY HARBOR

Friday Harbor is an AI pre-underwriting platform that helps lenders identify and resolve potential issues earlier in the origination process. By analyzing borrower documents, appraisals and income calculations against investor guidelines and lender overlays, the platform helps teams deliver cleaner files, achieve fewer underwriting touches and improve individual productivity.
