Total rate-lock volume rose 10% MoM and 15% year over year (YoY). June also extended recent shifts in product mix, with non-conforming lending reaching its highest share in several years as conforming volume remained below 49% for the second consecutive month. <br />

Mortgage rates were mixed in June. The Optimal Blue Mortgage Market Indices (OBMMI) 30-year conforming fixed rate, the benchmark for CME Group's Mortgage Rate futures, edged up 1 basis point (bp) MoM to 6.45%, remaining 22 bps lower than June 2025. The 10-year Treasury yield closed the month at 4.44%, down 1 bp MoM, while the spread between the 10-year Treasury and the OBMMI 30-year conforming rate widened to 201 bps.<br />
<br />
"June wasn't defined by a single headline number. Purchase demand strengthened, refinance activity held up and pull-through improved after softening in May," said Mike Vough, senior vice president of corporate strategy at Optimal Blue. "Together, those trends point to a market that is battle tested and that has adapted to a higher-for-longer rate environment." <br />
<br />
On the secondary side, lenders continued to balance execution options as agency mortgage-backed security (MBS) executions declined for the second consecutive month to 40% of funded loan sales, while best-efforts activity increased to 3%. Execution spreads also moved in different directions, with conventional 30-year best-efforts-to-mandatory spreads tightening to 31 bps and government 30-year spreads widening to 18 bps. Mortgage servicing rights (MSRs) for conforming 30-year loans declined to 1.33% in June.<br />

"We saw lenders continue to fine-tune execution strategy in June," Vough said. "Agency MBS executions declined again while best-efforts activity increased showing that lenders are evaluating all potential loan sale options, and best efforts-mandatory pricing spreads moved in opposite directions for conventional and government loans. It shows lenders must continue to evaluate execution opportunities on a product-by-product basis."<br />

Volume trends and market composition<br />

* Refis hold steady: Refinance share remained essentially unchanged at 19% of total lock volume in June, materially higher than levels seen throughout much of 2025. Cash-out refinance volume grew 11% MoM and 10% YoY. Rate-and-term refinance volume increased 6% MoM and 32% YoY.<br />
<br />
* Purchase momentum builds: Purchase lock volume increased 10% MoM and 14% YoY, reaching its highest level since early spring. Purchase loans accounted for more than 81% of total lock volume in June.<br />
<br />
* Conforming stays below 49%: Conforming share declined to 49% of total production in June, extending the decline that first pushed it below 50% in April. Non-conforming lending expanded to more than 19% of volume, its highest share in several years. FHA represented nearly 19% of production, while VA loans accounted for almost 13%.<br />
<br />
* Non-QM remains elevated: Non-qualified mortgage loans accounted for 9% of total lock volume in June, 1.4 percentage points higher than a year ago. <br />
<br />
* New construction strengthens: Planned unit developments (PUDs), a proxy for new construction activity, increased to 28% of total volume. Single-family detached homes remained the dominant property type at 64% of production. Condo share held at 6%.<br />

* DTI ratios remain below year-ago levels: Purchase debt-to-income ratios held below 2025 levels across all major products: conforming borrowers at 36.6%, FHA at 43.5% and VA at 43.0%, suggesting affordability has modestly improved relative to last year despite higher home prices. <br />

* Borrower credit quality holds steady: The average credit score held at 731, ranging from 757 in the San Francisco Bay Area to 716 in San Antonio. Conforming borrowers averaged a score of 753.<br />

* Pull-through stays strong: Purchase pull-through increased to 81.4% in June, recovering from May's decline. Refinance pull-through also climbed to 71.1%.<br />

The inaugural dozen awardees comprise a remarkably diverse group: large and small; universities, national laboratories, and institutes; ranging from east and west, north and south.<br />

The institutions honored today for their work have significant alignment with NPA policy recommendations when viewed across the full set within the RPPP, although none have completed their work. "We're not here to celebrate the perfect," said Kimbis. "No organization is perfect. But we do see some making important, translatable progress in critical areas - and that's worth celebrating."<br />

Complementing the awards, the 2026 NPA Institutional Policy Report analyzes institutional policy data available nowhere else from more than 100 organizations nationwide and provides trends, findings and recommendations. This broad view shows important gains, but also reveals a postdoctoral community at a critical juncture, facing intensifying economic pressures, persistent inequities in benefit distribution, and a structural gap in career outcome tracking that threatens the U.S. research pipeline.<br />

Together, the RPPP, Institutional Policy Report, and Institutional Policy Awards create an integrated framework of recommendations, benchmarking, and recognition designed to help institutions understand emerging needs, measure progress, identify opportunities for improvement, and share successful approaches across the postdoctoral community.<br />

TDP-43 mislocalization and aggregation occur in more than 97% of ALS cases, about 40% of frontotemporal dementia and a substantial proportion of Alzheimer's-spectrum disease, either as co-pathology or primary pathology (Limbic-predominant Age-related TDP-43 Encephalopathy,LATE). Despite its central role across neurodegenerative diseases, reliable biofluid biomarkers capable of measuring TDP-43 pathology in living patients have been elusive.<br />
<br />
Conventional plasma TDP-43 measurements are limited by substantial biological background, as TDP-43 is expressed throughout the body and detected from numerous peripheral cell types. NeuroDex's proprietary ExoSORT&#x2122; platform addresses this challenge by selectively enriching neuron-derived extracellular vesicles from blood, providing a minimally invasive window into molecular processes occurring within neurons of the brain and spinal cord.<br />
<br />
Across multiple independent cohorts, ExoSORT-based analysis demonstrated that NDE-associated TDP-43 distinguished sporadic ALS from healthy controls. These findings were reproduced across three cohorts: 75 sporadic ALS versus healthy controls (44% increase, P=0.0003); 25 sporadic ALS versus 30 healthy controls (52% increase, P=0.002); and a third cohort of 52 ALS versus 37 healthy controls, in which NDE-associated TDP-43 was markedly elevated in disease (more than twofold higher; P<0.0001).<br />
<br />
Longitudinal analyses further showed that NDE-associated TDP-43 increases over time as disease progresses. In the most recent cohort, NDE-associated TDP-43 rose over time in sporadic ALS and tracked clinical status. Within-patient longitudinal modeling estimated an increase of approximately 45% per year in sporadic ALS, and TDP-43 levels were associated with disease severity as measured by the ALSFRS-R. <br />
<br />
"TDP-43 is emerging as a central pathology in neurodegeneration, yet measuring it in biofluids has been a long-standing challenge. A blood-based readout of TDP-43 could enable better patient selection and treatment monitoring and make clinical trials more efficient. These data are encouraging and support moving into clinical validation," said Dr. Ajay Verma, CEO of Twilight, which works with NeuroDex to develop TDP43 biomarkers for ALS and FTD. <br />

TDP43 can also serve as a treatment response biomarker. In a recent phase 2b randomized, placebo- controlled clinical trial (PARADIGM) conducted by NeuroSense Therapeutics (Nasdaq: NRSN) with its lead product candidate PrimeC (Cudkowicz et al. 2026), NeuroDex applied its ExoSORT workflow to serial samples collected longitudinally from study participants across all scheduled study visits. NDE-associated TDP-43 was measured in serial blood samples obtained throughout the trial, enabling assessment of biomarker trajectories over time in both placebo-treated and actively treated participants.<br />
<br />
In this trial, NDE-associated TDP-43 increased over time in the placebo group, consistent with the natural-history pattern observed in NeuroDex's prior studies. In contrast, participants receiving PrimeC demonstrated a statistically significant reduction in NDE-associated TDP-43 from baseline over the 6-month treatment period.<br />

Notably, the biomarker analyses were derived from the same randomized clinical dataset that demonstrated favorable effects on functional decline, survival, and additional disease-relevant biomarkers. Taken together with NeuroDex's prior work, these findings strengthen the evidence linking NDE-associated TDP-43 to ALS disease biology and support its continued evaluation in clinical studies as a pharmacodynamic biomarker.<br />

In a fully insured plan, premiums go to a national carrier regardless of healthcare usage. The TMC Healthcare Cooperative replaces this with a group captive model: participants pool risk and fund their claims, so money stays within the group. A captive layer spreads risk; a tough claims year for one participant doesn't necessarily raise that participant's renewal cost. Stop-loss coverage caps big claims, protecting members from high costs. Surpluses from better-than-expected claims are returned to participants rather than retained by an insurance carrier.<br />

For depository institutions like community banks and credit unions, the program covers all employees, not just mortgage staff. It pairs this with plan partners for administration, pharmacy and stop-loss coverage, selected through evaluation. A committee of TMC lender members vetted these partners to ensure the program matches industry-specific costs, workforce traits and business cycles. Participants see their claims data, control plan design and share best practices with peers.<br />
