True modular homes are built in accordance with the same building codes which traditional on-site built homes are constructed – the Uniform Building Code (UBC) or International Building Code (IBC).

These homes are not to be confused with manufactured homes, a more common type of factory-built home constructed to a different building code – the HUD code – which can be more limited in architecture and not as favorable to appraise or finance.
